Free EPC C assessment: request yours today

A free EPC C assessment shows how far your property is from the EPC C standard and what could close the gap. You send us a few details. A retrofit assessor reviews them and sends a plain-English plan, with the funding position. There is no obligation to go ahead.

Law status, checked 21 October 2026: EPC C by 1 October 2030 is confirmed government policy, not yet law. The rule in force today is a minimum of E.
What the free assessment covers
The assessment answers four practical questions about your property.
- What is the property's current EPC position, and is the certificate reliable?
- Which measures would lift it towards C, and in what order?
- Which grants might apply, and what would you pay?
- What evidence should you keep for the £10,000 cost cap?
Plans put the building first. Insulation and draught-proofing come before heating, because a heat pump alone will not fix a poor fabric. Our EPC C 2030 guide explains why.
What happens next
Here is the path from request to plan. We keep each step short.

Services need a site visit before we can price them. We never give a fixed quote from a form. Where a price applies, we show it with its basis once the property is seen.
Who can request a free retrofit assessment
Landlords with one rental or many can ask. So can homeowners and letting agents on a landlord's behalf. We start in Greater Manchester and will widen out across the North West.
Tenants should speak to their landlord first. If you think a certificate is wrong, read our guide on how to challenge an EPC.
Grant check: what we look at for you
Part of the assessment is a grant check. The answer depends on the property, the area and the tenant household.
In Greater Manchester, the Warm Homes: Local Grant can pay up to £30,000 for a landlord's first property, where the property and tenant qualify. The landlord must support the Good Landlord Charter. Source: GMCA, checked 21 October 2026. ECO4 ends on 31 December 2026.
See our grants for landlords guide for who qualifies, amounts and end dates.
Finance is available through our partner Ideal4Finance: 0% APR over 3 to 60 months, or 10.9% APR over 120 months. A deposit might be payable, and we will agree this before you begin your application. LAMTANS ENGINEERING LTD is an Introducer Appointed Representative of Ideal Sales Solutions Ltd, t/a Ideal4Finance. Ideal Sales Solutions Ltd is a credit broker and not a lender (FRN 703401). The rate offered is always provisional and will depend upon your personal circumstances, the loan amount and the term.
What the assessment does not do
It helps to know the limits before you ask.
- It is not an EPC, and it does not change the rating on the register.
- It is not a fixed quote. Prices follow a site visit.
- It does not promise a grant. It shows what may apply.
- It does not commit you to any work.
Take the plan away and compare it with other advice if you wish.
What we ask for and why
The request form asks for the property address, who you are, and whether it is rented. It also asks about the current certificate, if you have one. These details let the assessor prepare before they contact you.
Please do not send tenant details. We do not need them for the first review.
How your details are used
Your details go to LAMTANS Engineering Ltd and its delivery partners. They use them to review your property, prepare your plan and contact you about it. Compliant Lets is a trading name of LAMTANS Holdings Ltd. Read the privacy notice for the full position.
A marketing opt-in is a separate box and is unticked. You can have an assessment without ticking it.
Who delivers the work
The retrofit work is delivered by LAMTANS Engineering Ltd. It holds PAS 2030, PAS 2035, MCS and TrustMark, is Gas Safe registered and ICO registered, and is a RECC member.
Check the registers yourself: TrustMark, RECC, ICO, Gas Safe Register and Simply Certification.
Our adviser tip, from a Retrofit Coordinator: have your latest EPC and any receipts for past insulation or heating work to hand. They speed up the review and often change the plan.

Frequently asked questions
Is the assessment really free?
Yes. The request and the plan carry no charge and no obligation. Any later survey or work is explained, with its cost, before you agree.
Will a free assessment give me a new EPC?
No. It is not an EPC. Only an accredited assessor can lodge a certificate. An independent EPC check or survey is a separate option.
Could a new EPC be lower?
Yes. A new certificate can come out higher, the same or lower. We explain that before any survey.
Do I need an existing EPC?
No, but it helps. If the property has none, the plan says you may need an assessment from an accredited assessor.
Is the work covered by grants?
Possibly. It depends on the property, area and tenant. The grant check tells you what may apply before you commit.
Do I have to use LAMTANS Engineering for the work?
No. The plan is yours to keep. You can compare other providers.
Do you call me?
Contact is by email and the contact form only, so you can reply in your own time.
Is the EPC C rule law?
Not yet. It is confirmed government policy for 1 October 2030, with legislation targeted for 2027.
Can letting agents request assessments?
Yes, on a landlord's behalf. Agents can also use our portfolio report, set out on the letting agents page.
How long does it take?
Most plans reach you within 72 hours of your request.
