Landlord refurbishment services: what we cover

We handle the main trades under one project plan. That means one point of contact, one programme and one set of records.

  • Kitchens, from a refit of worktops and doors to a full new layout.
  • Bathrooms and shower rooms.
  • Plastering, skim coats and repairs to walls and ceilings.
  • Painting and decorating throughout.
  • Flooring in every room.
  • General building repairs that come up on the survey.

Rental property renovation: when a refurbishment pays

Rental property renovation is worth doing when the home has outgrown its last update. Common triggers are a long tenancy ending, a purchase, a failed inspection or a tenant complaint.

Look at the whole property before you spend. A new bathroom in a home with failing windows or damp wastes money. A survey lists the faults in order, so the budget goes where it matters.

Kitchen refurbishment for lets

Kitchen refurbishment in a let property favours durable materials over fashion. Worktops, hinges and flooring take daily wear.

What usually gets replaced

Doors and worktops are the most common changes. Appliances, sinks and tiling follow when they are worn. A full refit makes sense when the layout fails.

What landlords should check

Confirm who supplies appliances, and whether gas or electrical points move. Any gas or electrical change should be tested and certified. See our electrical and gas safety page.

Bathroom refurbishment: priorities for rented homes

Bathroom refurbishment starts with water. Fix leaks and failed seals before anything cosmetic. Then think about ventilation, because poor air movement leads to mould. Our damp, mould and ventilation page explains the link.

Choose a shower or bath that suits the household you let to. Non-slip floors and simple fittings are easy to clean and cheap to replace.

Plastering and decorating, then flooring

Good walls make the rest of the job look right. Plasterers repair cracks, patch damage and skim whole rooms. Decorators then paint, using finishes that clean easily.

Flooring comes last. Hard-wearing vinyl, laminate or carpet tiles suit lets because a damaged section can be replaced. Choose by room: wet areas need water-resistant flooring.

Plan the refurbishment with your EPC upgrades

Combine energy work and refurbishment while rooms are empty. Insulation, new windows and heating changes disturb plaster and floors, so finish them first and redecorate once.

This also protects your decoration budget. The new EPC puts fabric performance first, and C by 2030 is confirmed government policy, not yet law, as at 21 October 2026. Our EPC C 2030 guide sets out the rule.

What does refurbishment cost?

Cost depends on size, finish and condition. Indicative price from £30,000 for a full house renovation, from £5,000 for a kitchen and from £3,500 for a bathroom (UK market research, 2026). This is not a quote: your written quote after a survey is the confirmed price.

We price from a site visit and list each room separately. Ask your accountant whether each item is a repair or an improvement for tax.

Finance is available through our partner Ideal4Finance: 0% APR over 3 to 60 months, or 10.9% APR over 120 months. A deposit might be payable, and we will agree this before you begin your application. LAMTANS ENGINEERING LTD is an Introducer Appointed Representative of Ideal Sales Solutions Ltd, t/a Ideal4Finance. Ideal Sales Solutions Ltd is a credit broker and not a lender (FRN 703401). The rate offered is always provisional and will depend upon your personal circumstances, the loan amount and the term.

How a refurbishment project runs

  • Visit: we walk the property and list every job.
  • Scope: you receive a written, room-by-room plan and price.
  • Programme: trades are booked in the order above.
  • Works: one contact manages the site and reports progress.
  • Sign-off: we walk the property with you, fix snags and hand over certificates.

Adviser tip from a Level 7 Senior Construction Manager (MCIOB): fix the scope in writing before work starts. Changes made on site without a price cause arguments, so agree each variation in writing the same day.

Frequently asked questions

What do landlord refurbishment services include?

Kitchens, bathrooms, plastering, decorating, flooring and general repairs. We scope the property room by room after a site visit.

Can you refurbish between tenants?

Yes. A void period is the best time. See our void turnaround page for the quicker, lighter version.

Do you manage all the trades?

Yes. One project manager coordinates every trade and reports to you or your agent.

Will a refurbishment improve my EPC?

Not by itself. Cosmetic work does not change fabric performance. Pair it with insulation or heating measures for an EPC effect.

How long will it take?

It depends on the scope. A light update is quicker than a full kitchen and bathroom refit. We give a programme with the written plan.

Can I stay within a budget?

Yes. Tell us your limit and we price in priority order, so you can stop at the line that suits you.

What flooring suits a rental?

Hard-wearing vinyl, laminate or carpet tiles are common choices. The best option depends on the room and the tenant profile.

Is there a guarantee on the work?

We confirm workmanship terms in writing before you sign. Our work is backed by TrustMark accreditation and insurance-backed guarantees.

Can a letting agent instruct you?

Yes. Agents can book surveys and approve quotes on a landlord's behalf. See our letting agents page.

Is the work certified?

Gas and electrical changes are tested and certified. You receive the records at handover.
