Loft insulation Manchester: for landlords and owners

Loft insulation Manchester landlords ask about is usually the simplest way to cut heat loss from a rented home. An assessor checks it early when planning for EPC C. This page covers depth, suitability, grants and what to check before anyone climbs into your loft.

What loft insulation does
Warm air rises. In a poorly insulated house, much of it escapes through the roof. A thick layer laid across the loft floor slows that loss, so the rooms below stay warmer for the same heating.
The usual material is mineral wool rolled between and over the joists. Blown fibre is another option for awkward lofts. The work is normally done from inside the loft and does not disturb the tenant's living space.
Loft insulation depth: how much is enough?
Current building regulations recommend at least 270mm of mineral wool, according to the Energy Saving Trust. Other materials need different thicknesses, so ask your installer to state the depth in millimetres and the material.
Many older lofts hold 100mm or less. Topping up to 270mm usually costs less than starting from nothing, but it saves less each year. A ruler placed in the loft shows what is there now.
Loft insulation Manchester: which homes suit it?
Most pitched-roof houses with a reachable loft do. A suitability visit checks:
- Whether the loft is dry, with no leaks or signs of condensation.
- Whether the roof space has working ventilation at the eaves.
- Where cables, water tanks and downlights sit.
- Whether the loft has already been sprayed with foam.
If your house has a flat roof, see our roof insulation guide. If rooms are built into the roof, see room in roof insulation.
How much will loft insulation improve my EPC?
Loft insulation reduces heat loss through the roof, which counts as fabric performance. The government's response of 21 January 2026 makes fabric performance the main yardstick for the new EPC. Confirmed policy, not yet law.
Numeric scoring bands have yet to appear, so we avoid promising points. Instead, an assessor models the loft first and reports the likely gain. Bear in mind that a fresh EPC can land lower than the old one.
Loft insulation grants for Greater Manchester landlords
Greater Manchester's Warm Homes: Local Grant lists loft insulation as a funded measure. A landlord who backs the Good Landlord Charter can have a first property paid in full, to a ceiling of £15,000 for energy performance work. Later properties are paid at half, to £7,500.
The house must be rated D or E, and the tenant's household must pass an income or benefit test. GMCA gave no closing date when we looked. ECO4 may also pay where the tenant qualifies, but it closes on 31 December 2026. Our grants for landlords guide sets out the whole picture.
Loft insulation cost
Prices depend on loft size, access and what is already there. The table shows national guide figures so you can sense-check any quote. They are not our prices.
| Job | Installed cost, Great Britain | Source |
|---|---|---|
| 270mm from empty loft | About £750 | Energy Saving Trust, page updated 8 May 2026 |
| Top-up from about 120mm to 270mm | About £600 | Energy Saving Trust, page updated 8 May 2026 |
| Our price from | Indicative from £800, not a quote | LAMTANS Engineering |
A written price follows the visit. If a grant applies, the figure you pay is shown before anything starts.
Loft insulation for landlords: what a loft saves each year
Which? publishes yearly savings for gas-heated homes going from no insulation to 270mm. Savings change with energy prices, so treat them as a guide.
| House type | Saving per year, 0mm to 270mm |
|---|---|
| Detached | £360 |
| Semi-detached | £190 |
| Mid-terrace | £140 |
| Detached bungalow | £350 |
For a landlord the tenant usually receives this saving, not you. Your gain is a warmer, drier home that is easier to let and closer to EPC C.
Old spray foam in the loft
Some lofts were sprayed with foam under past schemes. Certain lenders and surveyors object to it, and it can hide timber. If yours has foam, read about spray foam removal before adding anything else.
Keeping the loft ventilated
Thick insulation can leave warm, moist air with nowhere to go. Condensation, mould or rotting timber can follow. Eaves vents must stay open and any damp must be cured first. Our damp, mould and ventilation guide covers the checks.
How the process works
- Visit: a retrofit assessor climbs up, measures the current depth and notes obstacles.
- Proposal: a written recommendation sets out the depth, the price and any funding.
- Installation: our installer lays the material and keeps cables, vents and tanks clear.
- Paperwork: you keep the records for cap evidence and for your agent.
Who delivers the work
Compliant Lets is a trading name of LAMTANS Holdings Ltd. The work is delivered by LAMTANS Engineering Ltd, which holds PAS 2030, PAS 2035 and TrustMark. Check the registers yourself: TrustMark, RECC, ICO, Gas Safe Register and Simply Certification.
Adviser tip, from a Retrofit Coordinator: measure the existing depth before you request quotes. A loft with 150mm needs a very different job from an empty one, and the quote should state the existing depth, the target depth and the material, so you can compare quotes fairly.

Frequently asked questions
How long does loft insulation take?
A typical house takes a few hours to a day. Your installer confirms the time after the visit.
Does loft insulation count towards the £10,000 cap?
Yes, if installed since 1 October 2025. Grant money from a third party counts too. Keep every invoice.
Can I insulate the loft myself?
Possibly, if access is easy, the joists are regular and the loft is dry. For rented homes, a professional install with records is better evidence.
Do I need the tenant's permission?
You need their cooperation for access. For grants, their household circumstances decide eligibility. We explain more at the visit.
Will insulation make my loft damp?
Not if it is done properly. Eaves ventilation must stay clear and existing damp must be fixed first. Blocked vents are the usual cause of trouble.
Can I still use my loft for storage?
Yes, but boards must sit above the insulation on raised supports. Squashing insulation under boards reduces its effect.
Is loft insulation enough to reach EPC C?
Rarely on its own. It is one fabric measure among several. The assessment shows which combination suits your property.
Is there a grant for loft insulation in Manchester?
Possibly, through the Warm Homes: Local Grant, if the landlord, property and tenant all qualify. ECO4 runs only to 31 December 2026.
What if my loft already has some insulation?
Measure it. If it is well below 270mm of mineral wool, a top-up can still help. Your assessor advises whether the saving justifies the cost.
