Replacement windows and doors for rental property: when to act

Windows are part of a home's fabric, the outer shell that keeps heat in. Old frames let warm air out and cold air in. Failed seals leave condensation between the panes.

Landlords usually replace windows for four reasons:

  • Frames are rotten, warped or will not close.
  • Single glazing remains in some rooms.
  • Misted double glazing has failed.
  • Tenants report cold rooms, noise or draughts.

Sometimes repair or draught-proofing is enough. Our draught-proofing page covers the cheaper fix. An assessor tells you which route is sensible.

Double glazing for landlords: frame and glass options

Double glazing for landlords is a trade between cost, look and upkeep. The main frame types are below.

uPVC and aluminium windows

uPVC needs little maintenance and cleans easily, which suits a let property. Aluminium is slimmer and strong, and usually costs more.

Timber frames and conservation areas

Timber suits period properties and homes where the look matters. It needs more upkeep. Ask us before you buy if the property sits in a conservation area or is listed, because planning rules may apply.

Replacement doors for rental homes

Front and back doors take heavy use in a let property. Replacement doors give you a new lock, a better seal and a fresh look at the same time. Composite and uPVC doors both suit most homes.

In a house in multiple occupation, check fire door and escape requirements with the local authority before choosing. In flats, the freeholder may control the front door.

Window replacement and the EPC

Window replacement EPC benefit depends on what you start with. The new EPC puts fabric performance first, and glazing is part of the fabric. Replacing single glazing helps more than swapping one double-glazed unit for another.

That policy is confirmed, not yet law, as at 21 October 2026. The numeric thresholds are not published, so we do not quote a rating gain. Our guide to improving an EPC rating shows where windows sit in the measure order.

FENSA warranty and certificates: who provides what

This point needs precise wording. LAMTANS Engineering Ltd does not hold FENSA registration itself. The window installers it uses provide the FENSA warranty and certificate for the glazing they fit.

GOV.UK lists FENSA among the schemes that let a registered installer self-certify replacement windows and doors. That is the alternative to making a building regulations application to the council.

Keep the certificate with the property file. You may need it when you sell, refinance or answer a buyer's solicitor. Windows are fitted by FENSA registered installers, and installing windows and doors is within the scope of LAMTANS Engineering's PAS 2030 certification.

Funding and cost

Windows are not on the Greater Manchester Warm Homes: Local Grant list of measures. Check the grants for landlords guide to see whether another measure at your property is funded. Whether window spend counts towards the cost cap depends on the final list of relevant measures, which is not yet published. See the cost cap and exemptions guide.

Price depends on the number of openings, frame type and glass. Indicative price from £800 per window and from £900 for a composite front door (UK market research, 2026). This is not a quote: your written quote after a survey is the confirmed price.

Finance may be available through Ideal4Finance, subject to status. Finance is available through our partner Ideal4Finance: 0% APR over 3 to 60 months, or 10.9% APR over 120 months. A deposit might be payable, and we will agree this before you begin your application. LAMTANS ENGINEERING LTD is an Introducer Appointed Representative of Ideal Sales Solutions Ltd, t/a Ideal4Finance. Ideal Sales Solutions Ltd is a credit broker and not a lender (FRN 703401). The rate offered is always provisional and will depend upon your personal circumstances, the loan amount and the term.

How the work is booked

  • Survey: every opening is measured and checked.
  • Quote: a written price lists frames, glass, locks and finish.
  • Order: units are made to size, so allow time before fitting.
  • Fit: old frames come out and new ones go in, with sealing and making good.
  • Handover: you receive the certificate and warranty details.

Adviser tip from a Retrofit Coordinator: ask for the certificate number before the final payment. It proves the job was registered and protects the sale value of the property later.

Who delivers the work

Compliant Lets is a trading name of LAMTANS Holdings Ltd. The project is managed by LAMTANS Engineering Ltd, which holds PAS 2030, PAS 2035 and TrustMark. Specialist window installers fit the units and issue their own warranty. Check the registers yourself: TrustMark, RECC, ICO, Gas Safe Register and Simply Certification.

Frequently asked questions

Do landlords have to replace windows?

There is no general duty to fit new windows. You must keep the home safe and in repair. Windows that will not close or lock may need work.

Will new windows get my rental to EPC C?

Seldom on their own. Fabric is the priority on the new EPC, so insulation measures often come first. The assessment shows the effect for your home.

Is LAMTANS Engineering FENSA registered?

No. The window installers LAMTANS Engineering uses provide the FENSA warranty and certificate for their work.

Do I need a certificate for new windows?

Yes. Either an installer registered with a scheme such as FENSA self-certifies the work, or the council's building control signs it off.

How long do replacement windows take?

It depends on the number of openings. Made-to-measure units need lead time. We confirm both after the survey.

Do I need the tenant's permission?

You need access. We arrange visits through you or your agent so the tenant knows when to expect us.

Can I replace windows in a conservation area?

Often with extra care. Planning rules may apply, so tell us before you order. We check the position at survey.

Are replacement doors worth it?

They can improve security and cut draughts. An old, warped door is a good candidate. The survey tells you if repair would do.

Does the cost count towards the EPC cap?

It depends on the final list of relevant measures, which is not yet published. Spend on listed measures since 1 October 2025 counts. Keep every invoice.
