Will my property reach EPC C? A free check for landlords

Will my property reach EPC C is the question every landlord asks. This free tool looks up your current rating, shows a headline result straight away and does not ask for your contact details first. A personalised report follows if you want one. It is an indication, not a certificate.

Last updated: 21 October 2026. Law status: EPC C by 1 October 2030 is confirmed government policy, not yet law. The minimum in force today is E.

Will my property reach EPC C: what the tool asks and returns

You enter an address or postcode. The tool runs an EPC register lookup to find the rating. It then asks a few simple questions about the property.

You tell usWhy we ask
Address or postcodeTo find the certificate on the register
Property type and age, if knownWalls and age affect which measures suit
Wall type, if knownSolid walls are the hardest case
Number of rentalsTo plan more than one property

Every question is optional beyond the address. You can skip any you do not know.

The headline result: your EPC C readiness, free and ungated

The headline result appears at once. It tells you which of three positions you are in.

  • Already at C or above on the register.
  • One or two bands below C.
  • Three or more bands below C.

It also names the type of measure that usually matters first, such as insulation. We do not ask for your name or email to show it.

The personalised report

If you want detail, you can ask for the personalised report. It needs your name and email, because we send it to you.

The report lists likely measures in a sensible order. It shows the grants that may apply and what to keep as evidence for the £10,000 cost cap. A retrofit assessor can then confirm it with a free EPC C assessment.

How your details are used

Your details go to LAMTANS Engineering Ltd and its delivery partners, so they can prepare the report and contact you about it. Compliant Lets is a trading name of LAMTANS Holdings Ltd. See the privacy notice. A marketing opt-in is a separate, unticked box.

What the tool cannot tell you

Be clear about the limits.

  • It is not an EPC and cannot replace one.
  • The government has not published the numeric thresholds for the new EPC. The tool therefore compares the current register rating with C, as an indicator.
  • A certificate may be old or wrong. See our independent EPC check.
  • The headline does not include cost. Costs follow a site visit.

Frequently asked questions

Is the tool free?

Yes. The headline result is free and needs no contact details. The personalised report needs your name and email.

Is the result an EPC?

No. It is an indication based on the register. Only an accredited assessor can lodge an EPC.

Why does the tool say "indication"?

The new EPC will use measures that are not yet published in numbers. The tool compares the register rating with C as a guide.

What if my property has no certificate?

The tool says so. You may need an assessment from an accredited assessor before you can plan.

Do you keep the address I enter?

We use it to find the certificate and show your result. We keep it for six years, then delete it.

Will you contact me after the headline result?

No. We only contact you if you ask for the personalised report or an assessment.
